MKDA, a national design firm offering full-service interior design and architecture among its New York, Miami, Stamford and Washington, DC studios has designed a 10,000-square-foot prebuilt suite at 470 Park Avenue South for leading New York City landlord SJP Properties.
The concept behind the Seventh Floor space mirrors the owner’s intention with its recent building-wide repositioning, which was to honor the building’s pre-war bones and historical cache, and to appeal to a wide range of users, from creative and tech to financial.
“The interior builds upon the building’s distinctive architecture and evokes a palpable connection to historical industrial New York,” said MKDA President Michael Kleinberg. “Adding some modern notes, we were able to create a transformative experience that we feel will appeal to users of many types.”
The loft-like interior is open and expansive with windows that capture sweeping Midtown Manhattan views. A monochromatic palette highlights the existing industrial elements, such as exposed concrete floors, ductwork, and columns in brick and black-painted steel. Warm wood and reclaimed brick were also used.
Elevators open to a multipurpose area comprised of reception, cafe and lounge spaces. MKDA clad the elevator wall with wood slats and wrapped a stone island around an existing column to create a reception desk that doubles as a high-top work table. The industrial tone and modern notes are carried into the cafe with open shelving, a brick backsplash, white stone island and built-in appliances.
“Formal reception areas are being replaced by multipurpose spaces that can be used for reception, but also informal meetings over coffee, or hoteling. Common areas need to be multifunctional in today’s workplace,” added Kleinberg.
In addition to 77 benching stations in the main open area, the space features conference rooms, a gaming lounge with ping-pong and shuffleboard, and interior call rooms enveloped in black steel framed glass wall systems.
