MKDA Completes Lobby and Common Area Renovations at 1385 Broadway
Renovations Part of Capital Improvement and Modernization Program at the Building
New York, NY, November 29, 2010—Corporate space planning and interior design firm MKDA has completed lobby and common area renovations at Bloomingdale Properties’ 1385 Broadway as part of a substantial capital improvement and modernization program. The design firm contributed to the repositioning by modernizing the building’s entrance, lobby, elevator cabs, corridors and restrooms.
“Bloomingdale Properties optimized this important Times Square South asset by improving opportunities to secure new and existing tenancy during challenging market conditions,” said MKDA President Michael Kleinberg.
MKDA’s concept at the 23-story building was to implement a dark granite entrance façade, along with stainless steel and glass revolving doors, to allow the interior of the lobby to radiate to the building’s exterior.
“We wanted to create a space that garnered attention from the street,” said MKDA Senior Design Edin Rudic. “The creative use of lighting and art creates a radiance throughout the long and narrow lobby that draws attention into the space.”
Once inside, according to Mr. Rudic, tenants are treated to a sleek and sophisticated interior lobby with numerous custom features and unique design elements that create excitement reflective of the surrounding neighborhood.
The lobby walls, for example, are lined with polished Massa Gold marble panels and feature unique design accents, including a single light panel that runs the length of the lobby. In addition, a custom light-emitting translucent polymer panel from SensiTile hangs in front of a mosaic wall of brushed stainless steel tiles.
MKDA used neutral-toned Courtaud Limestone tiles for the floors and the base of a custom-designed concierge desk, which is topped with Mayan Sunset marble that is patterned with burnt orange and gold accents and designed at an angle to enhance flow.
In addition to the lobby and entrance façade upgrades, MKDA modernized the elevator cabs by cladding portions of the existing elevator doors in stainless steel and fitting the interiors with glass and wood panels in a stainless steel shell.
“The upgrades devised and implemented by our team have significantly improved marketability of the building and available office space to new and existing tenants,” added Kleinberg.
