Waterman Interests Taps MKDA for 400 Park Avenue Prebuilt Progra

New York, NY, November 3, 2011—Corporate interiors firm MKDA has completed a 7,000-square-foot prebuilt suite and new restroom standard at 400 Park Avenue, an iconic 21-story office tower in Midtown Manhattan purchased last year by Waterman Interests. Other improvements underway at the building include upgrades to the lobby, elevator and HVAC system.

“Successful capital improvement programs not only reposition an asset in the marketplace, but also improve tenant experience,” said MKDA President Michael Kleinberg. “These improvements enable Waterman Interests to attract quality tenants, and to provide these tenants with first-class offices and amenities.”

The overall design concept was inspired by the abundant natural sunlight that pours into the space from numerous windows along Park Avenue. In order to complement this feature, MKDA created a transparent office environment using full-height glass walls and state-of-the-art linear recessed lighting.

The space, which comprises perimeter offices and an interior area for workstations or trading desks, was also outfitted with a TechZone ceiling system, Bianco Dolomiti white marble flooring, and high quality Antron nylon carpeting.

“Since working together on more than nine assets in three different decades, I have found MKDA to be attentive to project execution details, innovative in design without being trend-oriented, and collaborative instead of rigid,” said Philip (“Tod”) Waterman III, founder of Waterman Interests.

“Working with MKDA on the transformation of 400 Park Avenue back to a world-class asset is a real thrill for me personally, as Michael and his team possess the rare ability to act as architect, advocate and trusted advisor.”

“Tod is intimately involved in the design process and a part of the design team,” added Kleinberg. “This collaboration has afforded us the opportunity to find the optimal space solution and to achieve a more successful product with the highest design quality.”
