Redefining the Modern Amenity Experience

MKDA created an elegant amenity center at Northwood Investors’ 100 Broadway, which serves as a flexible, hospitality-driven extension of the workplace for meetings, collaboration, and everyday use. The program includes a large boardroom, enclosed meeting rooms, casual lounge areas, phone rooms, and a café-style pantry, organized through glazed partitions that promote openness while maintaining acoustic separation.

Conceived as a contemporary revival of the building’s Gilded Age character, the design emphasizes warm metallic finishes, including brushed brass and champagne-bronze ductwork, bronze-toned metal-framed glass office fronts, and a decorative brass ceiling feature in the elevator lobby. A cohesive material palette pairs light chevron wood flooring and textured carpet with wood wall paneling, acoustic feature walls, and exposed ceilings, while lighting and flooring transitions work together to define spaces and guide movement throughout the amenity floor.

Ultimately, MKDA’s design strengthens the building’s appeal to prospective tenants and elevates the experience for current occupants.
