MKDA is proud to announce that 91 NW 27th Street—a boutique mixed-use development in Miami’s Wynwood neighborhood—is currently under construction and nearing completion. This milestone project brings together thoughtful design, sustainable living, and urban sophistication in one of the city’s most dynamic districts.

Located on the north side of NW 27th Street between NW 1st Avenue and N Miami Avenue, this five-story building is thoughtfully programmed with 17 upscale multifamily residences and 3,000 square feet of ground-floor retail, carefully designed to activate the streetscape while providing a sense of privacy and elevated living above.

A key feature of the building is its distinctive unit design, including a special mezzanine residence that includes a large terrace with outdoor kitchen overlooking the street, fostering an engaging, urban experience. At the top, exclusive two-story penthouse units have been designed to emphasize views, privacy, and outdoor living, featuring expansive rooftop terraces complete with exterior kitchens and bars.

The overall architectural expression of 91 NW 27 is centered on a refined and modern street presence. The façade is broken into splayed rectangular volumes, each offering private balconies and articulated using linear lighting accents that enhance the building’s rhythm and form. A warm touch is added through wood cladding, which brings texture, depth, and sophistication to the overall composition.

We are especially proud that the project has achieved ICC-700 NGBS Gold Certification, a nationally recognized standard for sustainable residential development. Developed through ANSI’s rigorous consensus process, the National Green Building Standard® (NGBS) offers a flexible, above-code approach to designing and constructing homes that are environmentally responsible, cost-effective, and adapted to the needs of their communities.
