Former Linoleum Factory Receives a Facelift That Maintains Its Industrial Charm

MKDA was tasked with expanding the main lobby at 700 Canal Street with a focus on highlighting the building’s industrial character. Harbor Point, a former heavily industrial area, has undergone vast redevelopment efforts to transform it into a community-friendly, mixed-use neighborhood. For the owner, ClearRock Properties, it was of the utmost importance to honor the building’s historic roots as a linoleum factory while also appealing to a wide range of prospective tenants. As a result, MKDA combined the building’s original, industrial charm with certain modern notes to draw attention to its distinctive architecture.

The team elevated the loft-style building to a Class A level through designing a new entrance facade complete with a glass encased lobby. The glass and state-of-the-art lighting help frame the exposed red brick and emphasize the unique character of the building. At the same time, these elements also add a modern touch to the building and provide the lobby with a vibrant and open atmosphere. We made additional improvements to the building’s exterior, corridors, bathrooms, elevators, landscaping as well as designing new prebuilt and turnkey suites.
